to help cover the cost of property taxes and maintenance on the dream home, i've thought about the possibility of renting it out occasionally on airbnb. i did some digging to find out a ballpark number of how much money i could expect to make.
i started by looking at the prices of other airbnb houses nearby that fit at least 6 guests (the dream home has only four bedrooms but we know it can sleep way more than that). the prices range from $188/night for a 4 bed/4 bath condo, to $1020/night for a 5 bed/3.5 bath ski-in ski-out house. the average nightly price was $536. given the quality of the house, the location on the mountain, and the number of people it can sleep, i think $850/night is a fair listing.
because it's near a ski resort, the winter months are going to be the best time to list it. i can get some snowboarding in and then fuck off to a warmer state for a few months while my dream home rakes in cash. so if we assume i list it for 4 months and 15 days per month end up booked, we get:
$850 * 60 days = $51,000
- 3% airbnb fee = $49,470
- 24% income tax = $37,597
subtract another $250 for cleaners, $100 for supplies, and $500 for utilities, and that leaves me with $36,747. not bad.
